FURNISHINGS + COSMETIC UPDATES

Some projects focus exclusively on furnishings, without any structural changes. We curate paint colors, wall coverings, furniture, decorative lighting, and accessories, then manage the process from approval through completion. From sourcing and ordering to vendor coordination, installation, and final styling, we ensure a seamless experience and a thoughtfully finished space.

  • At the very beginning. Even if you are considering purchasing a home, we can do a walk through with you to provide design insight and opportunities. If you have already selected or own the property, we can assist in recommending contractors, architects and subs and aligned with your values and design vision.

  • We specialize in full service renovations or new builds. While we do not have a minumum square footage, we do look for the value we bring to be a small percentage of the overall project.

  • Design Fee
    The design fee is a flat fee determined by the project’s size, complexity, and timeline. This covers all design development, selections, and documentation required to thoughtfully plan the project.

    Project Management Fee
    Project management is billed hourly and reflects our involvement during construction. Time is billed as needed for site visits, coordination, and oversight, and we provide an estimated range so expectations are clear from the outset.

    Procurement Fee
    The procurement fee is a percentage applied to the net cost of furnishings and materials we purchase on your behalf. This covers sourcing, ordering, logistics, delivery coordination, and installation planning. Careful timing and coordination are essential to keeping both construction and installation running smoothly.

  • Once we have an understanding of the scope of your project, we help with building a project timeline in conjunction with your contractor and architect. We build out time for designing, permitting, construction and furniture fabrication/curation. Our timelines also include milestone for each phase so you know what to expect along the way.

  • Absolutely. We take on projects nationwide, across a variety of scales and architectural styles. Our streamlined project management and detailed construction documentation allow us to collaborate seamlessly with homeowners coast to coast, bringing your vision to life no matter where you are.
